Who you are contracting with

LeaseUpTours is a brand of BYITL, LLC, a limited liability company based in Charlotte, North Carolina. LeaseUpTours is not a separate legal entity. Every agreement, invoice, and receipt is issued by BYITL, LLC, and card payments appear on your statement as BYITL LLC. What we provide

An indoor drone flythrough of the spaces agreed before the shoot — typically amenities, model units, and common areas — captured on site and delivered as edited video. Unless we've agreed otherwise in writing, every project includes:

• One on-site shoot of roughly two hours
• An edited flythrough delivered within five business days of the shoot
• Website, ILS, and vertical social formats of the same edit
• Two rounds of revisions

Deposits and payment

A deposit books your date and is applied in full to your balance. The balance is due on delivery. Founding-client residential and small-business shoots are a flat rate quoted up front; commercial and larger lease-up projects are quoted per project and invoiced, with ACH bank debit available.

Deposits are refundable up to seven days before the scheduled shoot. Inside seven days the deposit covers the reserved crew time and is non-refundable, though it remains transferable to a rescheduled date under the terms below.

Scheduling and rescheduling

You may reschedule once at no cost, for any reason — weather, construction delays, a certificate of occupancy that slips, or a leasing event that runs long. Tell us as early as you can. Later reschedules are accommodated where the calendar allows and may carry a fee, which we will quote before anything is charged.

If we cannot shoot on the agreed date, we will offer the next available slot or refund the deposit in full — your choice.

Site access and safety

You are responsible for arranging access to the spaces being filmed and for confirming that we may fly in them. We carry liability insurance for every shoot and can provide a certificate of insurance on request. We fly indoors only; indoor flight is not FAA-regulated airspace, so no waiver or airspace authorization is required.

We will not fly in a space we judge unsafe — active construction with overhead work, uncontrolled crowds, or unsecured pets. If that judgment cancels a shoot on site, it counts as your free reschedule.

Revisions and delivery

Two rounds of revisions are included. A round means one consolidated set of notes from you and one revised cut from us. Additional rounds, re-shoots, and changes that alter the agreed scope are quoted separately.

Files are delivered as downloads you keep. There is no hosting subscription and no expiry.

Ownership and use

On receipt of final payment you receive a perpetual, worldwide license to use the footage for marketing the filmed property, including your website, listing syndication, paid advertising, and social channels. BYITL, LLC retains copyright in the footage and may show excerpts in its own portfolio and marketing. If a property owner needs that portfolio use excluded, tell us before the shoot and we will note it in writing.

Cancellation

Either side may cancel before the shoot. If you cancel, the deposit is handled as described above. If we cancel, you receive a full refund of anything paid.

Liability

Our total liability for any claim arising from a project is limited to the amount you paid for that project. We are not liable for indirect or consequential losses, including lost leases or lost revenue.

Governing law

These terms are governed by the laws of the State of North Carolina, and any dispute will be brought in the state or federal courts sitting in Mecklenburg County, North Carolina.

Changes to these terms

We may update these terms; the effective date above will change when we do. The terms in force when you booked govern that project.
